Close-up view of stair detail. Millwork and stairs by Joe Ores Another home, in New Seabury, also showcases Broderick's abilities. Located on the water, this house became a teardown after reaching a "tipping point" where salvaging anything cost more than starting over. "Fortunately we reached that decision pretty early," recalls Broderick, "and that was a benefit of having the team assembled early. John Dvorsack also was the architect on this project, and he nav igated the challenging setbacks to create a beautiful design." While building anywhere can be a challenge, building in Falmouth can be especially tricky. With more waterfront than any other town on the Cape, almost every property has the additional overviews that come with coastal properties. On this particular project, the design team had to navigate yard, septic and coastal bank setbacks. Add to that extra structural requirements for being within the coastal wind and hurricane zone, and you have a unique puzzle to solve. Still, the team managed to find buildable area for a 4,000-square-foot house with a two-car garage and a swimming pool! "It's not like building a home in the middle of nowhere. A good architect makes all of the difference and is worth his or her fees 10 times over. They definitely save headaches down the road," Broderick adds. Broderick is also currently working on a major, whole-house renovation of a home in Hingham. "With the family living in the home during the renovations, this project comes with its own set of challenges," he says, "but it also expands our base of where we work."
