58 For Pennsylvania Land Specialist Clint Stout, land has always been an integral part of his life. "My father was a landman for coal and gas companies as I grew up, and that led to him starting his own company in land, timber, coal, oil, and gas," said Clint. Clint's passion stemmed from how the land could be managed to create a great investment, all while providing endless family and recreational activities everyone could enjoy. With Western Pennsylvania being a state rich in natural resources, Clint later began to expand upon his knowledge on those resources and how he could turn that insight into successfully managing and selling land. For Clint, there is no greater feeling than when he facilitates a transaction between a seller who is so deeply rooted to that property, with a buyer who will continue to be a true steward of the land just as the previous owner was. "I love working with clients from all circumstances. Whether it was their original family homestead that is ready for a new owner to continue the legacy that has been built on that land, or if it is a turn- key hunting property a buyer has always dreamed about. No two properties or transactions are ever the same, and I truly pride myself on every client of mine being served on a unique and individual basis." "The knowledge I gained growing up and working for my father's coal, oil, and gas company has proven instrumental to my career today, and how I am able to accurately present buyers and sellers with honest information about a properties resources and how they can play a pivotal role in its value." That experience, coupled with Clint's degree in Natural Resource Management from the University of Maryland, and a vast amount of involvement and research in wildlife biology, has helped him build a foundation to be able to give expert insight to clients as to what key features on a property are the most important for their specific needs. "My adept knowledge and background in land, helps me give my clients an experience many other realtors simply cannot offer when purchasing a recreational or investment property." Being a landowner himself, Clint has implemented many of his personal property successes into the advice he gives any client looking to buy land. "Fortunately, I have been blessed to have owned several properties, and on many of those, I have been involved in the process of building cabins or homes on them." This involvement has proven key for many clients looking to begin living a rural lifestyle or possibly constructing their very own Pennsylvania dream home on acreage. "The ability to live in a private cedar cabin on a property I manage for the natural resources, as well as wildlife habitat improvement, is naturally the heartbeat of who I am." Clint's love for land is undoubted and has molded him into who he is today, a Whitetail Properties Land Specialist, and a true steward of the land.
