58 The prospect of land ownership can be one of the most exciting aspirations an individual can have. From it's natural resources, to the open space to recreate and build memories that will last a lifetime, land is simply a part of who we are. For Land Specialists Brad Farris and Chipper Gibbes, their love for land is at the core of their enjoyment in what they do. They don't just sell real estate, they help clients all over Western Mississippi grow their land dreams. "Land enriches your entire family," said Farris. "It can be the foundation to building strong family bonds, raising children, and creating a legacy that can be passed on from generation to generation." Land survives the test of time, especially for those who take the dedicated role of being a steward of the land and sharing that passion on to the next generation. "In our part of the world people long to be in the outdoors," said Gibbes. "Whether it's hunting, fishing, or something as simple as sitting on the back porch early in the morning enjoying a cup of coffee. The most common reasons individuals own land is to have a place to hunt, to farm, or a timber investment. But overall, most people simply want a place to call their own to escape the hectic world that we live in." It is not often an investor can say they are invested in something they can physically touch and enjoy, while still generating a good return on their investment. Land ownership is incredibly unique in the fact that there are very few, if any, other investments that will appreciate in value as you use it in a multitude of ways. "Being a steward of the land and taking a holistic approach to habitat management is what I personally enjoy. These practices, in addition to hunting and fishing, not only are enjoyable year-round but can enhance the land's value," said Farris.. "Investing in land is one of the safest investment options available," said Gibbes. "I was in real estate as an appraiser for over 15 years prior to working as a Land Specialist. Tracking sales data over my entire real estate career was eye-opening. Although markets have ups and downs that can lead to fluctuations in values, the value of land has never decreased over the long haul. If you study the difference in land sale prices over a ten year period, it will blow your mind. It will make you wish you had bought more." When looking at the potential purchase of land, there are many variables in each property's features that may, or may not make it the ideal fit for achieving your land-ownership goals. This is when an experienced Land Specialist like Brad Farris or Chipper Gibbes comes in, they will be able to acquire in-depth information on the property and be able to facilitate your transaction as seamless as possible FEATURED AGENTS BRAD FARRIS & CHIPPER GIBBES | SERVING WEST CENTRAL MS 58 | E AST S O U T H C E N T R A L CHIPPER GIBBES West Central Mississippi Land Specialist (601) 248-8984 chipper.gibbes@whitetailproperties.com BRAD FARRIS West Central Mississippi Land Specialist (601) 506-1304 brad.farris@whitetailproperties.com
