Putin's greed and blood-thirsty power have a lot of Americans selling their foreign stock before they plummet. There are too many things that can affect the value of paper investments here and abroad. But even owning land in Ukraine right now is a bad investment. That's not intended to be funning. My point is it's out of our control. It is unfortunate and savagely insensitive and inhumane what Russia has done to the people of Ukraine. However, here in the United States of America, buying land is one of the best ways there is to grow wealth without risk. That is why a piece of "American Land" is peace of mind. Buying land is not only meant for the rich because borrowing money from a commercial lender is not the only alternative. There are many other creative ways to purchase land for a first-time buyer. The key is to find out what is the seller's goal. Perhaps the seller would rather defer capital gains than cash out in one lump sum. There are many different ways to get a deal done. We help negotiate a plan that benefits both the buyer and seller. That one purchase can provide the equity to purchase the following tract. This is possible by either selling the first tract of land and applying all or part of the appreciation-derived equity or borrowing against the equity to purchase the next tract. Another critical point is to buy land that is either producing income or, with a little work, can be made to create income. It's essential to check with the FSA or NRCS office to find out if they are offering any conservation programs that can improve your property and provide income. You must factor in property taxes, interest, and improvements to determine carrying costs as an investor. Then divide the farm's income by the price you are paying for the property to determine the return on your investment. So, let's say the return on your investment is 4% and your interest rate is 3 1/2% percent; now your property is paying for itself. You are reaping the appreciation while enjoying all the tangible benefits of land ownership. There are three fundamental reasons why land is a low-risk, high-demand investment: One, humans need food and shelter. Without land, where will you grow corn, beans, rice, fruit, vegetables, cattle, pigs, chickens, etc.? Two, cities continue to grow, which also requires materials derived from the land as well as the land itself to build. While all this growth continues, development continues to encroach and gobble up farmland. Three, it's a limited resource. God is not making any more land!
