The North Central region is made up of excellent
recreational hunting counties northwest of DFW that
follow the Red River all the way to the Panhandle. This
region saw a 15% increase in the volume of transactions,
with the counties of Clay, Montague, and Young being
among the most active. This area is greatly appealing
for the recreational value-buyer, with really strong land
affordability in the western half of this region, and some of the better whitetail in the
state found here. The average ranch sale in the region for 2021 was 350 acres, with 50
sales reported over 1MM. Overall, the region reported average land values ranging from
$2,000 to $4,500 per acre, with land generally becoming more affordable the farther
west you go. Surface water and recreational hunting continue to be the primary drivers
of value in the area.
The Central Texas region saw a 13% increase in reported
ranch sales, with an average size of 250 acres. The
counties of Hamilton, Bosque, Erath, and Brown counties
saw the most active number of sales, driven largely
by their recreational features and proximity to DFW
and Austin. Buyers are still primarily coming from the
metropolitan areas and are seeking both value-driven and aesthetic recreational
features, such as good surface water, live water and topography. Underlying acreage
values in the region ranged from $3,000 to $5,000 per acre on average, with the
majority of sales indicating a 20% appreciation in values from 2020 due to the
competitive market demand outpacing inventory available on market.
