The economy was fantastic a few years ago, and sellers were doing exceptionally well. The real estate market was booming. Many sellers were getting over their original asking price for their properties. However, it was not a fantastic time to be a buyer. Real estate inventory was low, so buyers had little choice, and bidding wars were prevalent. As a result, many buyers with significant down payments still had no equity. Currently, interest rates and inflation are higher than they have been for several years. But that is not entirely a bad thing. High-interest rates and high inflation are actually good things when it comes to buying land. A bad economy is the foundation of a buyer's market because more properties are available, and sellers are more reasonable. The high availability of properties and negotiable sellers is the perfect combination for purchasing equity. It may not be the best time to spend money, but it is the best time to invest money. Most people are not suddenly broke because of a downturn in the economy. They were already broke because they spent too much on things that did not provide income, tax relief, or appreciation in value. Many sellers do great during a seller's market. But more prudent investors become mega-rich during buyer's markets. I have a business partner who says to sell your TV set if you have to, but don't let this opportunity pass you by. Of course, he doesn't mean that literally. He is dramatically emphasizing the infrequency and the potential of the investment. I know you understand the judiciousness behind the adage, "buy low, sell high." But many people do not realize there are creative ways of purchasing land without borrowing money from a bank. The first two properties I purchased were on land contracts, also known as a contract for deed. Numerous sellers would benefit by selling their land on a contract for deed rather than cashing out if someone would explain it to them. A contract for deed would allow them to earn more on the sale of their land while deferring their capital gain. Not to mention, the interest income the seller receives from a contract for deed can be declared as ordinary income. In a contract for deed, the seller holds the deed until the buyer pays off the loan. Meanwhile, the buyer is acquiring equity with each payment, the interest rate is negotiable, and the down payment is negotiable. A self-directed IRA and a purchase option are other creative ways to purchase land. There are many creative ways to buy land, and depending on the property, you could make more money per year than you are paying.
