Real Estate Professionals For potential space-saving solutions, you can also consult with a commercial real estate professional who specializes in health care. A knowledgeable real estate professional will be able to recom- mend the right healthcare architect and storage specialist for a particular situation. There a re ma ny ways to remedy your practice's space issues by simply thinking outside the box. Here is a perfect example: I have a client whose practice was located at University Hill and who was looking to lease some additional space to accom- modate a very large piece of cutting-edge equipment. The practice ma nager thought it would be as simple as asking the landlord for more space just down the hall. After just a few conversations, I came up with a plan for the practice to remain in place and reduce its operat- ing expenses significantly. The solution was to relocate the bill- ing depa r tment's space to a nother building so the practice could renovate its existing space to accommodate the new equipment. It was simple math. W hy not see patients and generate revenue in a space that costs $32 per square foot each year, and house the staff that sends out the bills and answers the phones in another location for $14 per square foot? I was able to reduce the practice's costs for the additional space by over 56 percent, plus its billing department employees saved roughly $1,0 0 0 a n nua lly in pa rk ing cost s because they chose a suburban location with free parking. When you calculate the total savings over the remainder of their lease obligation, we are talking upwards of $100,000. It cost absolutely nothing for the practice to use me as a consultant for this project because, like almost all real estate transactions, my commission was paid by the landlord at the new building where the billing department relocated. Health care will be an ever-evolving entity, but one thing will never change: It never hurts to ask for some free advice! Brian M.
