out a way to incorporate a significant amount of storage without taking up a lot of space. I have had several clients over the years who were able to eliminate an off-site records storage locker by adding a few mobile shelving units into their storage rooms. Real Estate Professionals A commercial real estate professional who specializes in the health care arena is another key expert to consult for potential space-saving solutions. A knowledgeable real estate professional will also be able to recommend the right health care architect and storage specialist for a particular situation. There are many ways to remedy your practice's space issues by simply thinking outside the box. Here is a perfect example: I have a client whose practice was located up at University Hill in Syracuse, and they were looking to lease some additional space to accommodate a very large piece of cutting-edge equipment. The practice manager thought the solution would be as simple as asking the landlord for more space just down the hall. After just a few conversations, I came up with a plan for them to remain in place and reduce their operating expenses significantly. The solution was to take the billing department's space and relocate it to another building so we could renovate their space to accommodate the new equipment. It was simple math. Why not see patients and generate revenue in a space that costs $32 per square foot each year while having the staff members who send out the bills and answer the phones in another location for $14 per square foot? I was able to reduce their costs on the additional space by more than 56%. Plus, their billing department employees saved roughly $1,000 annually in parking costs since they chose a suburban location with free parking. When you calculate the total savings over the remainder of the practice's lease obligation, we are talking upwards of $100,000 in savings. It cost absolutely nothing for the practice to have me consult them on this project, because (as in most real estate transactions) the landlord at the building to which we relocated the billing department paid my commission. Health care will be an ever-evolving industry, but one thing will never change: It never hurts to ask for some free advice! Brian M.
