4 As we look ahead to the end of 2022, it's encour- aging to see continued strong rural land values. With recently shifting markets and an unpredict- able economy, the benefits of competitive bidding make auctions an increasingly popular and prof- itable option for sellers of farm, ranch and other income-producing properties. Joe Gizdic, Auction Director of Ranch & Farm Auctions, said the market has remained strong the past several years, despite the series of Helping Sellers Achieve Top Dollar for Income-Producing Land C=19 M=39 Y=100 K=0 C=53 M=70 Y=79 K=65 interest rate hikes in 2022. Over the last two years, he reports a 25% to 30% increase in average sales price per acre. "The tillable land market is still super strong," Gizdic said. "We are exceeding appraised value at almost every auction. Land values have continued to in- crease as available inventories have remained tight. We have not seen any drop-off or decrease in prices for good tillable land." Much of the demand comes from farmers with cash to invest because of high yields and relatively strong commodity prices who want to expand their opera- tions. About 30% of buyers are investors looking to purchase farmland for rental income and land value appreciation.
